Apply for planning permission

How to make an application, what it will cost and what to submit with it.

Once you are happy with your proposal, you can make a planning application online using the National Planning Portal website. This is the quickest and easiest way to apply, and means you won't have to print out plans or post any forms to us.

On the planning portal you can:

  • apply for planning permission
  • apply for listed building consent
  • create a site location plan (compulsory for all applications)
  • attach supporting documents (such as plans or photographs)
  • pay the application fee
  • find more information on ways to apply (such as downloadable forms)

Please be aware that for properties within the Peak National Park Authority, application must be submitted to them, and you will need to contact them if you have any questions about your application. To find out if the property is within the Peak Park, take a look at our interactive planning map.

What to submit with your application

The submission of a valid application for planning permission requires:

(a) a completed application form

(b) compliance with national information requirements

(c) the correct application fee

(d) provision of local information requirements

The local list is prepared by the local planning authority to clarify what information is usually required for applications of a particular type, scale or location. 

If you are submitting online through the planning portal this will tell you what you need to submit as part of the application process to meet national requirements. Plans or Drawings
Any plans or drawings must be drawn to an identified scale, and in the case of plans, must show the direction of north. Although not a requirement of legislation, the inclusion of a linear scale bar is also useful, particularly in the case of electronic submissions.

Please note we will no longer accept drawings including the words "Do Not Scale" and these applications will be made invalid.  Any wording you may wish to place on your plans should reflect this (e.g. "Contractors are advised to check dimensions with the architect before setting out on site").
